Building Surveys
A mortgage valuation is NOT a survey and they should not be relied on to confirm the property is in good order. A valuation is an inspection carried out on behalf of your mortgage lender to determine the amount and terms of a mortgage offer. Your mortgage lender will probably ask you to pay for the valuation, and may not send you a copy of the report. The report is not detailed and the liability to you is not so clear.
A survey provides an expert account of the property’s condition and highlights any problems in clear and easy-to-understand language.

Contract Administration
We can carry out a building survey to make sure that drawings accurately represent the existing structure, and check the specification of any works prior to commencement.
During building works we will check the quality of workmanship, and advise you on what stage payments are appropriate; we are also be able to advise on important decisions concerning key items during the construction process, saving you costs and helping to get the project finished on time.

Party Wall Matters
Manor Surveyors specialise in Party Wall awards. Many residential projects, such as loft conversions and even quite small extensions, can require the service of Party Wall notices on one or more Adjoining Owners.
As experienced Party Wall Surveyors, we will, of course, be taking account of the Party Wall legislation at the initial design stage, with a view to minimising delays, building costs and disruption to neighbours.
The Act is short but complex, and covers issues relating to works to party walls, certain types of excavation, building on boundary lines and other circumstances.
